Rates nudged up to 6.75% this week after inflation jumped to a 4-month high at 2.7%, which means the Fed's probably staying put on rate cuts this summer.

But here's what's working in your favor here in Asheville.

Our market is somewhat competitive with homes averaging $555K, up 7.4% since last year, while inventory jumped 21.8% creating a healthy, competitive market for buyers.

Homes are spending 88 days on the market, giving your buyers more time to make decisions without the frantic bidding wars we saw previously.

1️⃣ Create a “Homebuyer Game Plan” Station: Let buyers map out their home goals with a short checklist. I’ll be there to walk them through financing options based on their answers (turning browsers into legit leads).

2️⃣ Incentivize Feedback with a Giveaway : Ask visitors to drop a comment card with their name + email for a chance to win a local gift card. It boosts follow-up and your contact list.

​3️⃣ Set Up a “What Can I Afford?” Bar: Think of it like a drink station... but for mortgage info. I’ll be on-hand with tools to run quick pre-qual checks, estimated monthly payments, and loan scenarios based on listing price. Adding mimosas to make it a true bar doesn't hurt either 🙃
