The housing market continues to be tight, with low inventory and demand surpassing supply.

A major factor contributing to this imbalance is the limited number of new homes being built. New construction is not keeping up with the increasing number of household formations, leaving the housing shortage unresolved.

This trend is evident in the January housing starts, which were reported at a pace of 1.366 million units annually—down 149,000 from the revised 1.515 million units last month and slightly below the expected 1.4 million. Housing permits, which are a strong indicator of future construction, rose to 1.483 million units, virtually unchanged from last month’s figure of 1.482 million.

This is why we project annual appreciation close to 5% in 2025 and 25% over the next five years, as home values continue to rise due to ongoing supply constraints and sustained demand.
