These two charts say a lot about where real estate can go in the next year or so.

Chart 1:

$500 billion with a ”b” of loans are due for recapitalization. Which means people who bought real estate 5, 7, or 10 years ago with historical low rates now have to refinance at much higher rates. This will impact cash flow in a major way and also impact valuations.

Chart 2:

This shows the spread between mortgage payments Vs. rent payments. The spread is higher than the spread during the 2007 bubble which means that the housing market is unsustainable.
