I have 2 seller financed properties.

The first one's mortgage is due on the 1st. He has NEVER paid on time. I charge a $75 late fee. He typically pays 7 days late.

The 2nd one is due on the 15th. She typically pays early. It was due yesterday. I called to remind her this morning. As soon as she answered she apologized and said she would have her husband pay it right away.

Per our contract, I could've called a breach on either but I choose not to. A few days late isn't enough for me to ruin a business relationship. However, I'm wondering if I'm being too lenient.

How would you handle this? Would you call the breach or work with them?
