Realtors - Got a listing that’s sitting longer than you’d like?

Before dropping the price again, consider a 1-0 temporary rate buydown.

Instead of reducing the sales price, the seller can use a concession to lower the buyer’s interest rate by 1% for the first year.

Why does that matter? A price reduction often makes a surprisingly small difference in the buyer’s monthly payment. Using those same dollars toward a 1-0 buydown can create a much bigger first-year payment savings — while allowing the seller to preserve more of their sales price.

It can be a great tool to help create some new interest in a listing without immediately reaching for another price cut.

If you have a listing that isn’t moving, send me the price and I’ll run the numbers for you. We can see what a 1-0 buydown could look like for a potential buyer.

I had a VA buyer recently whose traditional FICO score came in at 670.

Their VantageScore? 825.

That difference resulted in better pricing and a much better loan scenario.

Realtors, if you’ve had a buyer who couldn’t qualify because of their credit score, don’t assume that’s the end of the road. Send them my way and let’s see if VantageScore gives us another path to getting them pre-approved.
