UNDERWRITING UPDATE:

There will soon be some wiggle room when it comes to the minimum 620 FICO score required by Fannie Mae's automated underwriting system!

A couple of updates will be implemented next month that are intended to help more borrowers qualify for mortgages. Some of the more noteworthy changes:

1.) Fannie Mae's underwriting software, used by lender's to qualify borrowers, will now consider positive rent payment history in its credit risk assessment. There are rules regarding what rents they will considered, but this gives eligible borrowers credit for making their rent payments on time.

2.) Fannie is also changing the way it determines a borrower's minimum credit score when two or more borrowers are applying for a mortgage loan. Previously, Fannie would look at a borrower's three credit scores (reported by the three credit bureaus) to see if the middle score of the three met the 620 requirement. Starting next month, Fannie will begin to average the middle score of both borrowers to see test the 620 requirement. A great example of how this works is below.
