Happy Monday! πŸ‘‹ This week I'm breaking down three things most people get wrong about Conventional loans β€” and at least one of these will probably surprise you.

🏠 Fact #1 β€” You don't need 20% down.
The minimum down payment for a Conventional loan on a primary residence is 3%. That's it. The 20% myth has been keeping people out of homes for years and it needs to stop.

πŸ” Fact #2 β€” PMI doesn't just disappear.
A lot of borrowers assume that once they hit 20% equity their PMI automatically drops off. It doesn't. You have to proactively request the removal β€” and there are specific requirements to do it. If nobody tells you this you could be paying PMI longer than you need to.

πŸ“‹ Fact #3 β€” There's no minimum FICO score for a Conventional loan.
This surprises people. Fannie Mae and Freddie Mac don't set a minimum credit score β€” individual lenders do. That means the number you've been told might disqualify you isn't necessarily the whole story.

If you've been renting and wondering whether buying actually makes sense, here are the three things I want you to think about:

🏠 Your rent isn't going anywhere. Every payment you make goes straight to your landlord's bottom line. A mortgage payment? That's going toward YOUR balance. YOUR equity. YOUR net worth.

πŸ“ˆ Real estate appreciates. The home you buy today is almost certainly worth more in five or ten years. That appreciation builds your net worth passively β€” you don't have to do anything except own it. Renters don't get a piece of that.

πŸ“Š Predictability is underrated. A fixed rate mortgage locks your principal and interest for the life of the loan. While renters absorb annual increases and wonder if their lease will be renewed β€” homeowners know exactly what their payment is. Month after month. Year after year.

Interest rates are not what most people think they are.

Here's the truth:

πŸ“Š Rates exist on a spectrum. A lower interest rate doesn't automatically mean a better deal β€” it usually means higher upfront costs. A higher rate can mean lower closing costs. The right answer depends entirely on your situation and how long you plan to stay in the home.

πŸ”’ Over a dozen things influence your specific rate. Credit score, loan amount, down payment, property type, loan term, occupancy type,β€” just to name a few. The rate your friend got has almost nothing to do with the rate you'll get.

πŸ“ˆ Rates are emotional. This surprises people. Mortgage rates don't move because the Fed raised rates β€” they move because of bond market activity and investor sentiment. Fear, uncertainty, and economic data all push rates around on a daily basis. Sometimes hourly.

This is exactly why having a broker in your corner matters. We watch this every single day so you don't have to.
