Happy Monday! π This week I'm breaking down three things most people get wrong about Conventional loans β and at least one of these will probably surprise you.
π Fact #1 β You don't need 20% down.
The minimum down payment for a Conventional loan on a primary residence is 3%. That's it. The 20% myth has been keeping people out of homes for years and it needs to stop.
π Fact #2 β PMI doesn't just disappear.
A lot of borrowers assume that once they hit 20% equity their PMI automatically drops off. It doesn't. You have to proactively request the removal β and there are specific requirements to do it. If nobody tells you this you could be paying PMI longer than you need to.
π Fact #3 β There's no minimum FICO score for a Conventional loan.
This surprises people. Fannie Mae and Freddie Mac don't set a minimum credit score β individual lenders do. That means the number you've been told might disqualify you isn't necessarily the whole story.
