But as a paperboy, getting those papers to the customers on my route was so important to me that I did it anyway, every day of the week and I always delivered on time. That strong work ethic, with its commitment to customer service, detail, courtesy and reliability, has guided my professional life from my first job as a paperboy, to my customer service position in a retail flower company, 10 years as firefighter and through more than two decades in the lending industry. Though the job titles may vary, the underlying dedication remains the same: I provide the best possible customer service to my clients, no matter what. To me, customer service boils down to one simple rule: To always treat others the way I want to be treated. So, when you are my client, expect to be treated with respect and courtesy. Above all else, I am a professional... and I will use my years of knowledge and experience to find the best loan program for your needs. After all, your home represents one of -- if not the -- largest purchases you’ll ever make and such a significant investment of your resources, finances and time is not something you want to mess around with. My no-nonsense approach means that I will use all the knowledge and resources at my disposal to get your deal done in a timely, smooth and stress free manner and communicate with you during the entire process. I’m up-front, to the point, and I’ll tell you what you need to know. There’s a reason why I’m known as the Nordstrom’s of the mortgage industry! My professional work ethic stems in large part from my background and upbringing; as a child born into a military family – I have family members in almost all branches of the armed services, including the Air Force, Navy and Marines -- I learned the value of commitment, service and dedication at a young age. Today, I love working with veterans and their families. It’s extremely rewarding to me to help members of our military purchase the perfect home for their needs. I pride myself on providing the best possible customer service to all of my clients, whether they’re new homebuyers or seasoned investors. My current and previous customers will tell you that I am courteous, knowledgeable and a great communicator. When it comes down to it, the jobs I’ve held throughout my life – from a paperboy, a firefighter and a licensed mortgage professional – may seem different on the surface, but they all boil down to commitment to customer service. The Fed just raised the overnight lending rate. Here is what that actually means for your mortgage and what most people get wrong.

The Fed does not set mortgage rates. The Fed controls the federal funds rate which is the short-term rate banks charge each other overnight. That rate affects credit cards, student loans, car loans, and home equity lines of credit almost immediately when it moves.

Your 30-year fixed mortgage is a completely different animal. It follows mortgage-backed securities and the 10-year Treasury which move based on inflation expectations, the job market, and where investors think the economy is headed.

So when the Fed hikes rates your mortgage rate does not automatically go up by the same amount. Sometimes it barely moves at all. Sometimes it already moved before the announcement because the market saw it coming and priced it in ahead of time. Rates can move two to three times in a single day which we have seen recently.

Here is what to focus on instead of the headline: your payment strategy.

Seller concessions, a temporary rate buydown, the right loan program for your timeline. Those are the things that actually change your monthly number and they are all still on the table right now.

In a buyer's market like the one we are in you can ask the seller to pay some or all of your closing costs or buy your interest rate down. That keeps more money in your pocket and makes the payment work better for you.

Let's connect, refocus on the payment, and build the right strategy for where you are right now.

Why are you waiting to buy a home just because rates are in the 7 percent range? Here is the case for buying now that most people are not thinking about.

Home prices are adjusting. Sellers who have been on the market 30, 60, 90 days or more are lowering their prices. We are also starting to see 30, 60, and 90 day delinquencies rise and a few short sales beginning to appear. That creates real buying opportunity for prepared buyers.

Rates are not going to tumble without a catastrophic event. When rates were in the ones, twos, and threes it took something like COVID to get them there. And here is something worth knowing: today's rates are actually lower than they were for many years before those historic lows. The fog-a-mirror loan era of 2002 to 2005 when you could get 100 percent financing with good credit and no income verification is long gone. Today you need income, credit, and assets. If you have those three things there is no reason to wait.

Here is what most buyers miss. Property taxes are based on your purchase price. Homeowners insurance is based on your loan amount and replacement cost. The lower the price you buy at today the lower those ongoing costs will be. Lock in a lower purchase price now, lock in your principal and interest payment which will never go up, and refinance when rates come down.

This is a buyer's market in the vast majority of markets across the country. Go in with your Realtor, ask the seller to cover closing costs, use those funds to buy your rate down, and get into a home at a payment you are comfortable with.

We work backwards from your target payment. Tell us what you want to spend per month, what you can put down, and what you are buying. We figure out the rest.

I am licensed in Arizona, California, Nevada, and Utah. Call or text anytime. No pressure. Just a conversation about your options.

Homeowners 62 and older: if you are pulling money from your investment accounts right now during a down market this conversation is for you.

One of the smartest retirement planning strategies available today is using a reverse mortgage as a buffer against market volatility. Here is why it matters.

When the stock market dips most retirees still need income to cover their lifestyle. The problem is selling investments during a down market locks in those losses and can permanently hurt your long-term growth. You are essentially selling low when you should be holding.

A reverse mortgage changes that equation entirely. By tapping into your home equity during market downturns you give your investment accounts the time and space they need to recover. You protect your portfolio from sequence of returns risk, one of the biggest threats to retirement financial security, while still living the retirement lifestyle you worked so hard to build.

And you keep full ownership and full control of your home with no required monthly mortgage payments.

Nathan Rufty works alongside your financial planner to make sure this strategy fits your complete retirement picture. This is not a standalone product. It is a coordinated planning tool that can make a real difference in how your retirement holds up through market cycles.

Available to homeowners 62 and older across California, Arizona, Nevada, and Utah.

Knock knock. Your HELOC is calling.

If you locked in a great interest rate back in 2019, 2020, 2021, or 2022 in the high ones, twos, threes, or even fours and you do not want to touch that first mortgage, this is for you.

Maybe you have some debt that got out of control. Student loans, credit cards, auto loans. Maybe you want to do home improvements. Maybe you just need $50,000, $100,000, or even $200,000 and you have the equity sitting there.

A HELOC lets you access that equity without touching your first mortgage rate. And the program I have available right now is genuinely impressive.

Here is how it works. You go to the link below, put in some basic information, and they run a soft credit pull that does not affect your score. They do an automated valuation on your home and make you an offer right then and there. If you like it you proceed. If not you walk away with no impact to your credit.

You can have your money in as little as five days. Application day one. Sign everything online day two. Three-day right of rescission. Then your money is available.

It is a fixed rate HELOC with a draw period so you can pull money out, pay it back, and access it again. Not everybody will qualify but it costs nothing to check.

A buyer you spoke with six months ago who was not ready to purchase might have a completely different opportunity today. And the reason is not that more time has passed. It is that the way lenders evaluate credit has changed.

Hi I am Nathan Rufty with Canopy Mortgage and I have been seeing this firsthand.

For years mortgage approvals have relied heavily on traditional credit scoring models. The challenge is that a credit score does not always tell the complete story of someone's financial habits or credit profile. That is why the mortgage industry is expanding the use of newer credit models like VantageScore 4.0.

These models are designed to look at a broader picture of a borrower's credit history and recognize responsible financial behavior that may not have been fully captured before. I have been running traditional credit scores alongside VantageScore 4.0 on the same borrowers and the difference is real. In many cases the VantageScore is meaningfully higher than the traditional score.

This creates real opportunities for three types of buyers. Buyers who have been actively working on improving their credit. Buyers with limited credit history who did not fit the traditional model. And buyers who simply were not quite at the threshold before but whose actual financial behavior tells a better story than their old score reflected.

For real estate agents this is a great reason to go back to your past leads and reconnect with buyers who were not in a position to move forward previously. The opportunity may already be there. It just needs a fresh conversation.

I am doing exactly that with my own database right now. If you have buyers with credit challenges who have been working on them and have not seen that traditional score move the way they expected let's talk.

California buyers: there is a program in this state that allows you to purchase a home with 100% financing and no money down. And most people have no idea it exists.

My name is Nathan Rufty with Canopy Mortgage and yes it is a real program. It is called the USDA Rural Development Purchase Program and it is available in certain areas across California.

Here is how it works. The USDA RD program offers 100% financing with no down payment required. You do have to qualify through standard guidelines including debt-to-income ratio review and there is an income limit. The property also must be located in a USDA designated lending area.

That is the key detail. If you are in a high-population area like San Francisco, Sacramento, Los Angeles, or San Diego this program is generally not going to apply unless you are using a VA loan. But for desert communities, mountain communities, mid-California, and northeast California there are real opportunities here.

If you have limited funds for a down payment and limited funds for closing costs and you are open to purchasing in one of these areas this program is worth a serious conversation. A mountain community or a desert community that is still reasonably close to work and family might be exactly the right fit for your situation.

Call me and let's find out. Nathan Rufty, Canopy Mortgage. 909-503-5600. All my contact information is below. Let's connect and see if the USDA Rural Development program fits your needs and your financial situation.

Nathan Rufty here with Canopy Mortgage. Let's talk about reverse mortgages because there is a lot of misinformation out there and the reverse mortgage of today is very different from what most people picture.

For seniors in Arizona who have equity in their home a reverse mortgage can be one of the most powerful tools available for aging in place comfortably without the financial stress that so many families face.

Here is what a reverse mortgage actually requires from you. Four things.

Your homeowners insurance and property taxes, which we can actually escrow from your equity so you do not even have to think about it. Your HOA if you live in one. And keeping your home in livable condition meaning the roof, the AC, the basic maintenance. That is it. No mortgage payment.

That freed-up equity goes to work for you instead of sitting in the walls of a home while you are struggling to make ends meet. Unlike a home equity line of credit or a standard mortgage you are not pulling equity out and then paying it back every month. The payment is gone.

And here is what surprises most people. If you want to leave your home to your family and your heirs you still can. The asset does not disappear. You just need to understand how it works.

If you are a senior in Arizona and you are draining your savings, your 401k, or your retirement account just to cover healthcare costs, daily living, or expenses your health insurance does not cover this conversation is worth having. You worked your whole life for this. You deserve to live well.

Let's talk about the pros and the cons together and figure out if this is right for your situation.

Homeowners age 62 or older here in Arizona, this message is for you.

My name is Nathan Rufty with Canopy Mortgage and I want to talk about one of the most meaningful ways to use the equity you have built in your home to deal with something very real: rising monthly expenses on a fixed income.

Inflation is going up. Things are not getting cheaper. Medications are getting more expensive as you get older. Utility bills keep climbing. And if you have retired the income that used to cover all of this is no longer coming in the same way it once was. You are managing everything on a fixed income every single month and those bills are not going away.

A reverse mortgage can be the answer. And I want to be clear: this is not the reverse mortgage of old that you may have heard negative things about. The product has changed significantly and it is a genuinely powerful tool for the right situation.

Here is what a reverse mortgage actually does. It allows you to tap into the equity you have built in your home while continuing to live there and continuing to own it. The bank does not own your home. The bank owns the loan on your home. You retain full ownership and can remain in the home as long as you choose.

When you pass the home can go to your beneficiaries through a trust. They will have a defined period to decide what to do with it, whether that is selling, transferring ownership, or paying off the existing loan.

The goal is simple. Aging in place in the home you are comfortable in, maintaining your independence, and not becoming a burden on the family members you spent your life taking care of.

If you are 62 or older and own a home in Arizona I would love to have a conversation with you about whether a reverse mortgage makes sense for your situation. No pressure. Just information.

Homeowners 62 and older, Nathan Rufty here with Canopy Mortgage. Let's talk about one of the most heartwarming and practical ways families across California, Arizona, Nevada, and Utah are using a reverse mortgage today: funding meaningful home renovations that support aging in place.

For so many homeowners the goal is simple. Stay in the home you love for as long as you possibly can while feeling safe, comfortable, and genuinely independent. That goal is completely achievable and a reverse mortgage can be the financial tool that makes it happen.

Your home equity can become flexible funds to cover the renovations that make daily life easier and more enjoyable. Walk-in showers. Wider doorways. Ramps. Updated lighting. Accessible kitchens. Any improvement that helps you move through your home with confidence and comfort.

This is not just about safety. It is about investing in the quality of your life and your future in the home you have worked so hard to own. And as an added benefit many of these accessibility improvements also boost the long-term value of the property.

Throughout all of it you keep full ownership and control of your home. There are no required monthly mortgage payments. And your family gains peace of mind knowing your home truly supports this next chapter of your life.

A reverse mortgage is not as scary as you might think. I would love to have a conversation with you and your family and walk you through every option with care and complete clarity.

Nathan Rufty here with Canopy Mortgage. One of the most common things I hear from buyers is that they need 20 percent down to purchase a home. And for many people that belief is the single biggest thing holding them back from homeownership.

The reality is very different and I want to break it down clearly.

There are four traditional loan programs that most buyers never fully understand before they assume they cannot qualify.

Conventional loan: as little as 3 percent down. On a $500,000 home that is $15,000. Not $100,000.

FHA loan: 3.5 percent down. On a $500,000 home that is $17,500. Flexible credit guidelines and widely available.

USDA rural development loan: 100 percent financing. Zero down payment required. Available in eligible rural and suburban areas. Most people are surprised by how many communities qualify.

VA loan: zero down payment for eligible active duty and retired military. One of the most powerful benefits available to those who have served.

And on closing costs: those can come from the lender through a rate adjustment, from the seller through concessions negotiated in the offer, or as a gift from a family member. There are options there too.

Every buyer's situation is different. Which is exactly why the most valuable first step is a conversation rather than an assumption. You may be significantly closer to homeownership than you think.

I am not here to sell you anything. I am here to present options based on your specific situation.
