My heart rate has exactly one trigger: a text that starts with “quick question” the week you're supposed to close on your mortgage.

None of these are disasters on their own. Most of them are fixable if I hear about them early. It is the surprise part that slows everything down.

So here is the rule I give everyone: before you sign, open, close, co-sign or move anything, text me first. It takes a minute and it can save your closing date.

Your friend closes on a house and tells you their rate.

For a second, it feels like you either missed something or your quote must be wrong.

But their rate came from their credit, loan program, down payment, points, property, and lock date. Yours comes from your numbers.
