Putting more money down can have benefits, but it’s not automatically the best choice for every buyer. A larger down payment means borrowing less and may lower your monthly payment or loan costs. But it also means less cash available for moving expenses, repairs, emergencies, or other goals. The right amount depends on your finances, comfort level, and priorities, not just a target percentage. Comparing different scenarios can help you find the balance that works best for you. 🏆 BEST OF FLORIDA 2026! 🏆

I’m incredibly proud to be part of Coast2Coast Mortgage Lending as we’ve officially been voted Best of Florida 2026!

I joined Coast2Coast last year, and I can genuinely say I have not been happier with a company. The move has been a blessing—not only for me professionally, but more importantly for the customers and referral partners I get to serve every day.

One of the biggest reasons I made the move was to have more options and more solutions for my clients. Having access to a wide variety of loan programs, competitive financing options, and the flexibility to find solutions for situations that may not fit inside the traditional lending box has allowed me to help people I may not have been able to help before.

That has been the most rewarding part.

I don’t own Coast2Coast Mortgage Lending, but I’m extremely proud to represent this company and be part of the team. Seeing Coast2Coast recognized as Best of Florida 2026 makes me even more confident that I made the right decision.

A huge THANK YOU to all of our clients, Realtors, referral partners, friends, and families who continue to trust and support us. None of this happens without you.

At the end of the day, awards are awesome—but helping people buy homes, save money, overcome financing challenges, and accomplish their goals is what makes this business special. 🏡

Congratulations to the entire Coast2Coast Mortgage Lending team! Here’s to an even bigger 2027! 🏆

Getting the keys is just the beginning. Your first month as a homeowner is the perfect time to establish good habits: confirm your first mortgage payment date, set up utilities, tackle immediate maintenance, and locate essentials like your water shutoff, electrical panel and HVAC filters. A little preparation now can help protect your investment, avoid unnecessary surprises, and make homeownership feel a whole lot easier.

Housing continues to stand out as a long-term investment. A new Fannie Mae/Pulsenomics survey of leading economists projects home prices will rise about 2.6% over the next year and roughly 15% over five years. For a $500,000 home, that equates to around $13,000 in appreciation over the next 12 months and about $75,000 over five years, highlighting housing’s continued wealth-building potential.

As your home value grows and you pay down your mortgage, you may build equity that can provide greater financial flexibility.

Depending on your goals, options may include a cash-out refinance or other forms of home equity financing that may be used for purposes such as debt consolidation.

Each comes with different rates, costs, and repayment terms. The right approach depends on how much equity you’ve built, your current mortgage, and what you want to accomplish.

I can help you compare options that fit your financial goals and determine what may make sense for you. Have questions? Send me a message — I’m happy to help!

Your retired clients aren't weak borrowers. They're the most under-recognized ones in the market.

Americans 70+ just passed a milestone: they now hold a larger share of U.S. real estate wealth than the 40-54 age group — 26% of $48 trillion, for the first time on record. Home equity for owners 62+ just hit an all-time high of $14.66 trillion.

And yet denial rates run 1.5% higher for borrowers 60-69, and 2.7% higher for 70+.

Not because they're risky. Because most underwriting still reads income like a paycheck instead of a portfolio — and a lot of that wealth doesn't show up on a paystub.

If you've got a retiree client who got a confusing "no" somewhere else, that's usually why.

What's the most common financing myth you hear from retiree buyers or sellers?

Americans 70+ now hold about 26% of U.S. real estate wealth, but underwriting still favors paychecks over assets and equity.
