πŸ“ˆ What's Going on with Mortgage Rates Today? πŸ“‰

Yesterday was one of those days where the market reminded us how quickly things can shift. Mortgage bonds sold off about 35 BPS, which is roughly 350 worse in pricing per 100K at the same rate, and the move had very little to do with traditional economic data.

πŸ›’οΈOil drove the story. As tensions picked up around the Strait of Hormuz and shipping concerns escalated, oil prices surged up near 108 a barrel. When oil moves like that it raises inflation concerns, and when inflation becomes the concern, mortgage rates tend to move higher. That pressure showed up quickly in pricing throughout the day.

This morning we are seeing a bit of relief and are up 16 BPS at the moment. Oil has pulled back into the low 100s, the 10 year Treasury has eased slightly to around 4.42, and mortgage bonds are mostly flat to start the day. Stocks are also trying to stabilize after yesterday’s move.

When headlines drive the market, money moves quickly and mortgage pricing follows. πŸ’Έ

The flip side is just as important. When things calm down, even slightly, you can see improvement just as fast. That is what we are starting to see this morning.

Bottom line for Buyers: Volatility is being driven by headlines more than fundamentals. Uncertainty can create Opportunity Windows πŸͺŸ Be ready to take advantage!

🏠 Realtors - Part of my job is protecting your time ⏰

If your buyer is self-employed, I'd recommend you doing one of two things:

▫️Have them speak with your preferred local lender (I'd love for that to be me BTW πŸ˜‰)
Or
▫️Seriously vet the source of their pre-approval

Just spoke with a self-employed buyer prospect that came to their Realtor already with a pre-approval letter in hand from an online lender, who shall remain nameless at this time πŸš€

I requested a copy of their tax returns to verify income before I would provide them with a pre-approval letter for their offer (which they stated the "other lender" had not required)

It turns out that they claimed more in expenses than the gross income they received on their tax returns. Translation = they have NO INCOME that can be used for loan qualification.

Their Realtor has been showing them homes for over two months based on them "already being approved", but did advise them that in the multiple offer situation they were about to encounter that a pre-approval letter from a local lender might make a difference.

There is zero chance of them purchasing today using the 3% down payment option they had been offered by the lender that had not yet reviewed the tax returns. However, as luck would have it πŸ€, they were introduced to me πŸ˜€ and we now have a plan to put them in a position to be pre-approved (legitimately) within the next 30 days.

They have been writing offers - while not actually being in a position to purchase. We see this happen way too often.

πŸ“£ What's happening with mortgage rates today???

As of April 14, 2026, average mortgage interest rates are holding around 6.00%–6.375% for Conv 30-year fixed loans and 5.625%–6.125% for Conv 15-year fixed loans. While rates fluctuate based on lender, credit score, and location, they are generally down from earlier in the year.

▫️ This is a very light data week, which means volatility will likely come from oil, Iran, and whatever headline hits next around the Strait of Hormuz.

▫️ We had a solid day yesterday, gaining some ground after a three-day losing streak last week. That is a good sign. We are also starting this morning up a bit, building on that momentum.

▫️ Expect to hear from Fed members throughout the week, which can create some short-term volatility. After Friday, they enter their blackout period with no speeches until the next Fed meeting.

▫️ Oil this morning is behaving, sitting at $95.48 per barrel. Everyone is watching that $100 level, so for now we are in a good spot. The 10-year treasury is at 4.29 and has been relatively stable.

▫️ Lastly, the DOW is up 1,382 points over the past five days, which is great news for 401(k)s and investment accounts.

πŸ—£οΈ Simple takeaways for clients: rates are improving, but volatility is still very real. If you like what you see, it may not be a bad time to act.
