A professional contractor should have no problem showing you that they are licensed, insured, and running a legit business.

If they give you any kind of pushback, consider that a red flag.

Remember… A nice truck, page, and a business card doesn’t make someone a licensed contractor.

TLDR: get CLEAR on what you want renovated. A single bathroom upgrade is very different than a whole home remodel.

Choose your MATERIALS wisely. Where are you ok with picking a cost friendly option and where do you want to treat yo self?

Quality WORK will come with quality prices. Facts.

PERMITS and inspections. The sneaky one. Depending on the size of the project, these can range from $500-$3,000+

And lastly the CONTINGENCY. Older homes come with surprises. Walls and floors can hide hidden wood rot, mold, tile layered on top of old tile, you name it. Factor in 10-20% for a rainy day and if there are no surprises, add in that screened patio at the end you’ve always wanted
