Conventional guidelines regarding ADU's have recently changed! For the longest time you could not use rents from an ADU to qualify for a loan on primary residence, now you can. With that, here are some options to finance an ADU. You can buy existing, use a renovation/construction loan to build one, or take out a HELOC/2nd Mortgage. DSCR is also an option if your personal finances do not qualify (investor only). Most programs offer a 30 year fixed rate.

I'm a little late since this was announced on Friday, but if your credit has been affected by medical debt, good news! Here are the changes that are happening:
1. Currently, if you pay off a medical collection after it hits your credit, your score actually drops. Starting in July of this year, the bureaus will be removing paid collections from credit reports!
2. Soon you will have 12 months instead of 6 months after your file is sent to collections to negotiate the balance and pay it off.
3. In about a year, any collections under $500 will not be reported to your credit.

Very common that I see otherwise financially responsible people with low credit scores because of medical circumstances out of their control. So I'm very happy to see these changes being made!

I see a lot of complaints about how expensive the housing market is, and I totally get it! Luckily there are strategies to help you get more for your money, one is financing through programs that offer NO mortgage insurance when putting between 11-19% down. Here's an example:
Someone with a 680 credit score and 11% down is approved for a max monthly payment of $3,250 a month. With where rates are currently, that might only get you to about $580,000.
However - if you go with our program that does not require mortgage insurance, then that could increase the purchase price to around $630,000 with the SAME payment!

This has been the week of manufactured homes! These refi's were all locked with rates in the high 2's and low 3's. We have less restrictions and lower rates on manufactured homes than majority of lenders out there.
