1031 exchanges are often misunderstood—and frequently called a "loophole." Let's clear that up: they're absolutely not a loophole.

The tax code is clear and unambiguous. 1031 exchanges have been part of tax law since 1921, designed to do exactly what they're intended to do. There's nothing hidden or omitted.

Here's what changed: In 2018, the Tax Cuts and Jobs Act limited 1031 exchanges to real estate only. Previously, you could exchange cattle, aircraft, artwork, and other assets. Now it's real estate exclusively.
