Roof Damage — The Silent Budget Killer — What we check: Shingles, flashing, gutters, fascia, and overall roof integrity ON the roof, not just from the ground.

- Missing or damaged shingles allow water to seep into the underlayment and decking. What starts as a $300 repair can escalate to $8,000–$15,000 for a full roof replacement if left unchecked.
- Failing flashing around vents, chimneys, and valleys is the #1 cause of roof leaks. Water intrusion leads to rotted wood, damaged insulation, and mold — repairs that commonly run $2,000–$7,000+.
