Not exactly…

YES — VA loans offer $0 down 💥
But that doesn’t mean $0 due at closing.

Here’s what you still need to know:

💰 Closing costs (lender fees, title, etc.)
💰 Prepaids (taxes, insurance, interest)
💰 Sometimes the VA funding fee

BUT here’s the part most people don’t explain 👇

✅ Sellers can cover a lot (or ALL) of your closing costs
✅ We can structure deals to minimize cash needed
✅ Some veterans still close with little to no money out of pocket

Bottom line:

“No down payment” doesn’t mean “no strategy needed.”
