Happy Labor Day.

Today's for the people who show up, put in the work, and don't ask for a pat on the back for it.

That's most of you reading this.

Take the day. You earned it.

They didn't tell you this about your funding fee.

You skipped your VA loan because "the fee's too high."

Meanwhile some agent just got paid on your conventional loan instead. Funny how that works.

Here's what nobody explained:
→ It's not a fee. It's the price of $0 down, no PMI, for life.
→ It's rolled into the loan. No check at closing.
→ Rated for a service-connected disability? Waived. Zero.
→ First use vs. next use changes your numbers — most LOs won't walk you through it.

You didn't earn this benefit to let a misunderstood line item scare you off it.

The VA loan isn't a favor. It's a weapon.
Learn to use it — or somebody else profits off your hesitation.

You've been sitting on the sidelines waiting for rates to drop.

Meanwhile — the credit card balance isn't waiting. The renovation you've been putting off isn't getting cheaper. And the kids need school clothes, supplies, and whatever else this year decided to cost.

Here's the move most people don't know about: you don't have to touch your first mortgage to solve this.

The 5x5 HomeLoan lets you tap your home equity without refinancing your entire loan. That means your current rate stays exactly where it is.

This isn't about waiting for the "right time." It's about using what you already own to handle what's already happening — debt, a project, or a season where money's just tighter than usual.

Comment "EQUITY" and I'll walk you through what you qualify for.

There is a lot of confusing information out there about VA loans.

One of the common ones I hear is that VA loans don't cost money. So let's break it down.

The VA loan allows you to do 100% financing. Meaning you don't have to put money down on the home. However, there are still other costs that have to be accounted for. Your "Closing Costs". Things like your taxes, insurance, 3rd party fees. So while you don't need money for the down payment... You will need some funds to cover the closing costs.

Now if you work with a good real estate agent they can help you negotiate for seller concessions to cover some or all of those closing costs. But, that is never a guarantee.

If you want to learn more about your VA loan benefits or run some numbers, feel free to reach out to me.

Everyone is waiting for the lowest interest rate… but that might be the wrong move.

Here’s the truth 👇

A lower rate doesn’t always mean a better mortgage.

💰 You could be paying more in closing costs
💰 You might be buying points you don’t need
💰 Or choosing terms that don’t actually fit your goals

Meanwhile… while you’re waiting for rates to drop:
📈 Home prices can keep rising
🏡 Competition can increase
💸 You could miss out on the right home

The smarter move?
👉 Focus on the right strategy, not just the rate

Because you can always:
✔️ Refinance later
❌ But you can’t go back and buy the home you missed

If the numbers make sense today, it might already be your time to buy.

📩 Message me and I’ll break down what actually matters in YOUR scenario—no hype, just real numbers.
