Are Metro Detroit buyers finally stepping back in — or are we just seeing the serious buyers separate from the sideline watchers?

NAR is reporting that pending home sales are up, buyer activity is improving, and even with rates still higher than buyers want, people are starting to move again.

But here’s the real question for Metro Detroit:
Are buyers coming back because confidence is improving…
or because they’re realizing waiting may not actually make homes cheaper?

Inventory is still tight. Good homes are still getting attention. Multiple offers haven’t disappeared. And the buyers who are prepared, preapproved, and realistic are the ones who can still win.

According to NAR, pending home sales are up, Midwest contract signings are rising, and buyer showings are climbing even with mortgage rates still higher than everyone would like.

Everybody talks about leads, AI, portals, private networks, and “exclusive access”…

But the MLS is what gives buyers, sellers, appraisers, lenders, and agents a real marketplace to work from.

When listings start disappearing into private networks, the consumer loses visibility.

When data gets fragmented, pricing gets weaker.
When pricing gets weaker, financing can get harder.
And when consumers feel like the game is being played behind closed doors, trust starts to disappear.

This article from NAR is worth the read because it raises a bigger question:

Are private listings really serving the seller…
or are they slowly chipping away at the transparency that makes our market work?
