1️⃣ Your interest rate is not locked just because you’re pre-approved.
2️⃣ Even with down-payment assistance, you still need to be prepared for some upfront costs.
3️⃣ A “no” from one lender doesn’t always mean you can’t buy — not all lenders offer the same programs or have the same guidelines.

This one touched my heart. ❤️

My client unexpectedly lost her husband in July. While grieving and trying to sort through paperwork and everything that comes with such a sudden loss, she discovered something else she wasn’t prepared for—the home she had been renting for several years was being sold.

She had only **a few days to make a decision** before the home could be sold to someone else, which could have meant packing up and moving in the middle of an already incredibly difficult season.

But we went to work. 💪🏽

A huge thank you to her Realtor, **Sandra**, for jumping into action with me. We got her pre-approved, got the home under contract, and today, **she is officially a HOMEOWNER!** 🔑🏡❤️

For me, this closing wasn’t just about a loan. It was about helping someone create a little stability when life had already changed far too much.

And there are a couple of lessons I hope we can all take from her story.

**Have your affairs in order.** None of us likes thinking about the unexpected, but making sure your family knows where important documents are and having adequate life insurance can make an enormous difference for the people you leave behind.

And secondly, when life throws something at you and you don't know what your options are, **ask for help before assuming there isn't a solution.** Sometimes we have more options than we realize.

Today, I’m simply grateful that I got to be part of this chapter and help give her one less thing to worry about.

Today, I find myself thinking about how much can change in a single moment.

September 11th reminds me not only of the tremendous loss our country experienced, but also of the courage, sacrifice and unity we witnessed afterward. Complete strangers helped one another. First responders ran toward danger. Families held each other a little tighter. And for a moment, we were simply Americans standing together. 🇺🇸

As a mother, a woman of faith, and someone who has spent my career helping families work toward their dreams, today is also a reminder to me to appreciate the things that can sometimes feel ordinary — our families, our homes, our friendships, our freedom, and another day to love the people God has placed in our lives.

My prayer today is for the families who still carry the loss of that day, for our first responders and military, and for our country.

May we never forget those we lost.
May we never forget those who ran toward danger to help others.
And may we never forget how powerful we can be when we choose love, compassion and unity over our differences.
