Labor Day began on September 5, 1882, when approximately 10,000 New York City workers and trade union members marched from City Hall to Union Square. After the march, workers and their families gathered for a picnic, music and speeches.

Oregon became the first state to officially recognize Labor Day in 1887. Seven years later, President Grover Cleveland signed it into federal law on June 28, 1894, establishing the first Monday in September as Labor Day.

The holiday was created to honor the social and economic achievements of American workers and recognize their contributions to the country’s strength, prosperity and well-being. Happy Labor Day!

Can you be too early? Haha arrived to a 730am dr apportionment at 705. Now I love an appointment this early, others not so much. What was funny is there were about 5 people sitting waiting in the parking lot for the building to open just like me.

Every house has a story, but some have traveled farther than others.

This house once stood in the path of the Seaford–Oyster Bay Expressway. Instead of being demolished, it was lifted, floated across the Great South Bay, brought onto the beach, and moved up the road to the property where it still stands today.

Today I stopped by the North Shore Little League fields in Rocky Point. Back when I was a kid, this was where they held the All-Star Game, and it’s also where I witnessed my first home run. What a great community spot, filled with memories for generations of local families.

Open house time!
Why am I asking you to sign two forms when you come to my open house without your own agent?

New York State requires me to provide them and ask you to acknowledge receipt. The agency disclosure explains that I represent the seller and their best interests. The Fair Housing disclosure explains your protections against discrimination and how to file a complaint.

If you’re just beginning your search, don’t be nervous. Signing these forms doesn’t mean you’re buying the house or hiring me. It simply confirms that you received them.

Suffolk County homeowners, this is one program you should know about.

Eligible homeowners may qualify for up to $45,000 in combined Suffolk County and New York State grants to replace an outdated cesspool or septic system with an approved nitrogen-reducing system. That includes up to $20,000 from Suffolk County and up to $25,000 from New York State.

If you’ve been putting off a septic upgrade because of the cost, it’s definitely worth checking to see if your property qualifies.

Earnest Money. What’s the deal with that?

Think of it like a deposit on the home. You put money down to tell the seller, “I’m serious, and I’m committed to buying this house.”

That money is held in escrow, and when the sale closes, it’s credited toward your purchase price.

If you back out after contracts are signed for a reason that isn’t protected by the contract, you could risk losing it. There are contingencies and protections, so it’s not automatic, but that’s the basic idea behind earnest money.
