✅ Debt-Service Coverage Ratio (DSCR) Rule – Most lenders want the rental income to cover at least 1.25x the mortgage payment (DSCR ≥ 1.25).
✅ Cash Flow Focus – Unlike residential loans, commercial and investment lending rely on rental income, lease terms, and market conditions, not just your salary.
