One of the most common misconceptions I hear from buyers is that getting approved for a mortgage comes down to your credit score.
Your credit score matters. But it's only one part of your overall financial picture. Here's what lenders may look at when reviewing a mortgage application:
Credit: your score and history can help shape your application and loan options.
Income: lenders generally look at income that can be documented.
Debt: your monthly debts compared with your monthly income, also called your debt-to-income ratio (DTI).
Assets: funds for your down payment, closing costs and any applicable reserves.
The property: the appraisal helps establish whether the home's value supports the loan.
It's not one magic number. It's how the pieces fit together. Other requirements may also apply depending on the loan and your situation.
If you're wondering what your numbers look like, I'm happy to walk through it with you. Send me a message anytime.
