FHA fact: If you are using a FHA loan to buy a home that recently has been purchased (like a flip house) the house can not go under contract until 91 days after the sellers purchase date. Also if it is before 180 days after purchase date the lender could require two appraisals if the price has doubles, the lender must pay for the 2nd one. There are exceptions to the rule, such as bank selling foreclosure, or if the home was inherited. Always make sure to confirm the situation with your loan officer and their underwriter.
