88 Barclay Crescent—Reno Story
I’m a little late getting this out as I was gone for five weeks in May and June…
We bought 88 Barclay back in January and sold in May. The home had solid bones but needed an update from its 1989 vintage. It sat on a 1 acre lot in the back of a cul-de-sac in a quiet neighborhood. Very desireable! So we jumped right in.
The first order of business was to clean up the outside and to clean out and donate the abandoned toys, clothes and housewares left inside.
Then came the primary bath gut and reconfiguring while the interior was primed to cover the 1989 wood moldings. The room over the garage was unfinished, so we finished it out with Sheetrock, lighting, doors, and HVAC, adding almost 600 square feet to the house.
In the kitchen, we tore out the old counters, refurbished and painted the cabinets, added new hardware and they were back in business. They were topped off by some really nice level-4 granite countertops and a herringbone pattern tile backsplash. All new appliances completed the kitchen transfomation.
Once all of the painting was completed, all new electrical devices, some can lights, and new fans went in. We put furniture grade vanities, with double vs the old single basins, in the primary and guest bathrooms. In the primary, we took out a wall and rearranged the floor plan to accommodate the larger vanity and to expand the shower area.
Finally, we replaced the shutters and painted the doors to match. Then, we landscaped the outside, with a newly graded and graveled driveway, grass seed, and a complete replacement of the plants in front of the house. The change in curb appeal was remarkable!
We had multiple offers in the first few days after listing and sold for well over asking price. Now we’re rolling those proceeds into three more projects starting in July: two flips and a long term hold. I’ll update as we go along.
