TITLE QUESTIONS? GOOD. WE’VE GOT ANSWERS. 🔑
Real estate comes with enough moving parts. Title and closing shouldn’t feel like another mystery. So, let’s answer some of the questions we hear all the time:
What exactly does a title company do?
We help make sure the property can legally transfer to its new owner by researching the title, identifying potential issues, coordinating the closing and helping protect the parties involved in the transaction.
Why do I need title insurance?
Because problems can exist even after a thorough title search. Title insurance helps protect against certain covered issues involving ownership, liens, defects and other title problems that may surface after closing.
What’s the difference between an owner’s policy and a lender’s policy?
A lender’s policy protects the mortgage lender’s interest. An owner’s policy protects your interest in the property. Two different protections. Two different parties.
What can hold up a closing?
Unresolved liens, title defects, missing documents, payoff issues and other last-minute surprises can all create delays. Finding and addressing issues early is a big part of keeping things moving.
What should I bring to closing?
Your closing team will give you the specifics, but identification and any requested documents are essential. And please—always verify wiring instructions directly with a trusted contact before sending funds.
Do I have to come to a Pittman office to close?
Not necessarily. With multiple locations and mobile closing capabilities, we work to make the process as convenient as possible.
When should Pittman get involved?
As early as possible. The sooner the title process gets moving, the more time there is to identify and resolve potential issues before closing day.
