You guys. Thisssss is what we have been shouting from the rooftops for the last year and a half. 💯 Seller concessions matter.

Agents/sellers/buyers: when your lender says they need max amounts in seller concessions it is most likely not because your lender is "expensive" or "greedy". (If I had a dime for each one of those conversations 😆 ) But if you have a truly excellent lender - we are being very specific about what we ask for and are using those funds creatively to make that specific transaction work.

In some cases (real clients who actually closed) we have seen 10k in closing costs make a buyer go from being approved for 135k to 210k. THIS IS SO HUGE. It is greatly important for buyers AND sellers alike to understand that this is a creative strategy and not greed - as this opens the opportunity for more homes to be available to the buyer, and creates a bigger pre approved buyer pool for a seller's property.

That is 100% a win/win for every person involved. 😍
