We’re exploring a ground-up commercial development opportunity in Brookhaven, and we’re looking to connect with experienced Long Island builders and developers.

The property is a small piece of land, zoned J2 Business, and located on a busy road.

We have a vision for the property, but we need the right professionals to help us bring it to life.

We’re interested in speaking with builders and developers who have experience with small commercial sites, site planning, municipal approvals and ground-up construction.

We’re open to discussing construction proposals as well as potential development partnerships.

The rendering is conceptual, and we’re looking for creative, practical solutions that work within the property’s size and zoning requirements.

We talk a lot about underwriting the deal.

Christopher LoGrippo wants us to think about what we’re not underwriting.

A regulation changes.

New technology creates a different exposure.

The purchase price hasn’t moved….but the economics of the deal may have.

Christopher brings an interesting perspective to this conversation. Before becoming a Partner at IHS Insurance Services, he spent more than seven years working across fixed-income desks at J.P. Morgan. Today, he works with businesses, property owners and individuals to understand and manage risk.

If the economics of a deal only work before you price the real risk, you haven’t finished underwriting the deal.

Many of our 10M members attended Senator Mario Mattera’s event last night which really gave them a chance to meet community leaders, developers, business owners, and other people helping shape what comes next for Long Island.

We heard a lot about affordability, housing, business, development, and the challenges facing New York right now. Senator Mattera has publicly focused on affordability, housing costs, energy, and economic conditions affecting residents and businesses.

For us, the value is simple: if you’re building a business, investing, developing property, or trying to understand where opportunity may be headed, you need to be part of the conversations happening around you.

Last night was just a really great night.

An amazing group of people, a lot of good conversation, and exactly the kind of room we want to keep building with 10M.

A big thank you to Matt Ranaldo from for spending the evening with us and breaking down Where the Money Comes From. We talked about what lenders are really looking for, how to get yourself ready before the right deal comes along, and why the cheapest money isn’t always the right money. Practical information that people in the room can actually use.

for always being so welcoming and giving us a great home for the Allocation Room.

We even got to celebrate Ellie’s birthday with her. Happy Birthday, Ellie! We love having you as part of our Patriot family.

But my favorite part was watching everyone talk after the presentation. Deals being discussed, people being introduced, numbers being exchanged. That’s the whole reason we do this.
