Five years ago, I bought this townhome. 🏡

And even then, I knew it wasn’t going to be my forever home.

It was a stepping stone.

I bought what made sense for me at that stage of my life, knowing that homeownership was part of a bigger picture. I certainly didn’t know exactly what the next five years would look like, but I knew I had to start somewhere.

Fast forward five years… the amount of equity this home has built is CRAZY. 🤯

Today, it’s a 3 bedroom, 3 bathroom, 1,550 sq. ft. rental property and an investment that continues to work for me.

And THIS is why I’m so passionate about what I do.

As a mortgage lender, I see buyers get caught up in finding the “perfect” house or waiting until they can afford their “forever home.”

But your first home doesn’t have to be your forever home.

Sometimes it’s simply the stepping stone that gets you there.

You buy. You build equity. Life changes. Your needs change. And that home may eventually give you options you never imagined when you first signed those closing papers.

Five years ago, this was my stepping stone.

Today, it’s an investment property—and a reminder of just how powerful homeownership can be. ❤️🏡

This year has been one of the hardest years of my career.

There were moments that challenged me, stretched me, and forced me to grow in ways I never expected. But through it all, I made a decision every single day to keep showing up.

I chose to learn. To adapt. To improve. To stay consistent even when it wasn’t easy.

Looking at these numbers, I don’t just see production, I see the families I had the privilege of serving, the relationships that were built, and the trust my clients and Realtor partners placed in me.

I’m incredibly grateful to everyone who has supported me along the way. Your referrals, encouragement, and confidence in me mean more than you know.

The market may have changed, but one thing hasn’t… strategy matters. 🏡

Every day I’m helping buyers answer questions like:
• “Should I wait for rates to drop?”
• “How much home can I actually afford?”
• “Are there any 100% financing or down payment assistance programs available?”

Here’s what I’m seeing right now:
✔️ More buyers have negotiating power than they did a few years ago.
✔️ Sellers are becoming more willing to help with closing costs or rate buydowns.
✔️ There are still great financing options available for qualified buyers including low down payment, 100% financing, VA, FHA, conventional, and doctor loan programs.

The biggest mistake I see? Waiting because of headlines instead of having a conversation about your specific situation.

If you’re thinking about buying this year, even if it’s six months away, let’s create a game plan now so you’re ready when the right home comes along.
