Yes, putting 20% down can help you avoid PMI — but it also means tying up a much larger amount of cash upfront.

For some buyers, putting less down can actually be the stronger move because it leaves more room for:

💰 Emergency savings after closing
🛠 Repairs, furniture, or unexpected home expenses
📈 Investments or other financial goals
😌 Flexibility and breathing room month-to-month

And here’s something many buyers don’t realize: PMI isn’t always permanent. Depending on the loan and your equity position, it can often be removed later.

This is one of the most common (and most vulnerable) questions I hear from potential homebuyers.

If you’re a freelancer, business owner, contractor, commission-based employee, or someone who’s had job changes in the last few years, it’s easy to assume homeownership is off the table.

Especially right now, when nothing feels “traditional” anymore, here’s what I want you to know:

Not having a W-2 doesn’t automatically disqualify you.

But it does mean the strategy matters more.

When I work with customers who have non-traditional income, we look at things like:

• Two-year income trends (not just one strong month)
• Business write-offs and how they impact qualifying income
• Bank statements and documented deposits
• Debt structure and monthly obligations
• Whether waiting 3–6 months could actually improve approval odds

Sometimes the answer is “yes, you’re ready now.”
Sometimes it’s “you’re closer than you think — here’s what to tweak to get you there.”

Either way, you deserve clarity — not assumptions.

And the biggest mistake I see? People ruling themselves out before ever having the conversation.

If your parents own a home, your family should do this right now to save months of headaches and tens of thousands of dollars down the road.

We are talking about real estate inheritance planning and most families put this conversation off until it is too late. If you do not plan ahead, inherited property goes through probate which freezes the home, can drag on for months, and costs thousands in fees before anyone sees a dime. I have watched families lose significant time and money simply because nobody had this conversation early enough.

Here is how to get ahead of it. Step one: ask your parents how their home is currently titled. Is it under both names, just one name, or held in a living trust? A living trust is the best way to transfer the home directly to heirs without going through probate at all. Step two: get aligned as a family now while it is still a planning conversation rather than an emotional one. Who wants to keep the home? Who wants to sell? Would one sibling buy the others out? Deciding this now is a completely different and far easier conversation than deciding it while grieving. Step three: talk to a tax professional about the stepped-up cost basis. This is one of the most powerful and most overlooked wealth transfer tools in real estate. It can dramatically reduce or even eliminate capital gains tax when the property is eventually sold. Most families leave significant money on the table simply because nobody told them this existed.

Here is the good news agents should be sharing with their clients right now: buyers have not disappeared. They have just become more selective and there is a meaningful difference between those two things.

Purchase mortgage applications are still running higher than last year. That tells us people are actively trying to buy homes even with all the noise around affordability and rates. The demand is there. What has changed is the behavior. Buyers are not chasing every listing that comes to market. But they are absolutely still moving when the home, the price, and the monthly payment all make sense together.

So if a seller is feeling like the market is frozen, the more accurate and more useful message is this: the market is not dead. It is selective. Serious buyers are out there every day. They are just more intentional about what they will commit to and less willing to rationalize a purchase that does not pencil out.

What that means in practice is that pricing, presentation, and strategy matter more than ever right now. A well-priced home that shows well and is marketed strategically is still finding buyers. An overpriced home that is waiting for the market to come to it is accumulating days and losing leverage with every week that passes.
