Definitely not! Getting pre-approved first allows you to determine your budget, and shop for homes you can truly afford! Your income and debts are not the only things that will affect your preapproval. We also look at the rate, down payment, credit score, and estimated amounts for property taxes & homeowners insurance!

Even though rates are high, now is still a great time to buy - once rates drop the values and sales prices of homes will increase again! You can always refinance out of a high interest rate, but can't change the sales price .

First step is to get pre-approved and familiarize yourself with the various loan types out there:

FHA loans allow for as little as 3.5% down, and are great for first time home buyers that have a small down payment. They are more flexible and allow for lower credit scores or higher debt to income ratios than conventional loans allow.
VA loans are an amazing benefit for those who have served our country, and allow for 0% down. My husband and I have a VA loan on our home and it has been great.
Conventional loans allow for as little as 5% down payment, but may not be the best loan as far as overall payment with the current market.
There are also various loan programs out there for self-employed homeowners and investors!

Marry the house, date the rate! We've all seen this several times over the last year or so, but what does it mean? With higher rates, come higher mortgage payments. However if you're in it for the long haul on your new home (marriage), and can make the payments work, then it's only temporary (dating) until rates come down and you can refinance!
