It was like the stars aligned ✨ But when done right, that’s how home buying can feel. That’s how I want all my amazing clients to feel.
This guy was a dream to work with. He was organized and quick, making it a breeze to pre-approve him. He also understood the market and recognized that this will be his first home but not his last. He wasn’t looking for perfection, but was looking for the perfect stepping stone into the San Diego housing market.
His awesome realtor, and I met with him for coffee after I completed his pre-approval. After learning about what he was looking for in a home and running numbers to see exactly what range of monthly payments made him feel comfortable, she brought up an off market property that was just minutes from our coffee shop.
They ran over to check out the property, which had been listed for sale, but then removed and was now listed for rent. He loved it. She pulled comps and crafted an offer that included a credit from the seller to pay for a 2-1 temporary rate buydown. That meant the first year, his rate was 4.5%! There was a counter, and then that very night, they came to an agreement and his offer was accepted!
A bonus was the fact that we didn’t need an appraisal 😆 So he saved money on closing costs, got a rate below market, got a temporary rate buydown, and we got the clear to close with weeks left before the close of escrow.
And that’s what winning looks like, especially as a first time homebuyer. This market is ready for you buyers!
