Love him or hate him, he is trying to get rates lower to help out homeowners and homebuyers. This Announcment yesterday has already help push rates lower.

-> If you own a home, see if a refi makes sense.
-> If you want to buy, get pre-approved
-> If you already are pre-approved, check in with your LO to see if your rate has improved.

In order to use an FHA loan to purchase a property, there must be at least 90 days between when the seller took title (recording date) and the date the buyer signs the purchase agreement.

If the sale occurs between 91-180 days after the seller is on title, the lender must obtain a SECOND appraisal if the resale price is more than 100% higher than what the seller paid.

Exceptions:
- Sales by HUD, banks or government agencies.
- Sales by nonprofits approved to help low-to-moderate-income buyers.
- Inherited properties
- New Construction by builders
- Homes sold by relocation companies or lenders after foreclosure.

I’ve had borrowers fall in love with flips and decide to switch from FHA to a Conventional loan even though the monthly payment was higher. Just make sure you can qualify with the higher payment before you write the offer.

It was like the stars aligned ✨ But when done right, that’s how home buying can feel. That’s how I want all my amazing clients to feel.

This guy was a dream to work with. He was organized and quick, making it a breeze to pre-approve him. He also understood the market and recognized that this will be his first home but not his last. He wasn’t looking for perfection, but was looking for the perfect stepping stone into the San Diego housing market.

His awesome realtor, and I met with him for coffee after I completed his pre-approval. After learning about what he was looking for in a home and running numbers to see exactly what range of monthly payments made him feel comfortable, she brought up an off market property that was just minutes from our coffee shop.

They ran over to check out the property, which had been listed for sale, but then removed and was now listed for rent. He loved it. She pulled comps and crafted an offer that included a credit from the seller to pay for a 2-1 temporary rate buydown. That meant the first year, his rate was 4.5%! There was a counter, and then that very night, they came to an agreement and his offer was accepted!

A bonus was the fact that we didn’t need an appraisal 😆 So he saved money on closing costs, got a rate below market, got a temporary rate buydown, and we got the clear to close with weeks left before the close of escrow.

And that’s what winning looks like, especially as a first time homebuyer. This market is ready for you buyers!
