This deal was challenging! It was the first offer submitted for this incredibly special family. They were in love with the vaulted ceilings, natural light and prime Golden Hill + South Park location. It was perfect for them. However, once we got into escrow, we had some challenges. Condos are some of the toughest to finance right now. Whether it is challenges with insurance, the questionnaire or budgets, there can be many variables which can affect financing. And this unit, had it all. This particular complex is very small and self run. They also had a negative budget and both the listing agent and the seller thought that we would not be able to get conventional financing with 5% down because of this. But I never give up. And after 2.5 weeks, I was able to get in touch with the HOA President who was able to authorize an updated 2024 budget with a positive number. With 4 days left to spare in the original escrow period, we were on our way to close on time!! After almost 3 weeks of uncertainty, I was able to tell these first time home buyers, that yes, they were in fact buying this home and closing in just a couple of days! Congrats to all parties! We were so happy to be able to pass keys to you and your family!

We funded this Jumbo Cash Out deal last month with a rate of 6.375% on a 30yr fixed. Our clients were able to pull out over $550k with plenty of room to spare. We have some great jumbo products with incredible pricing, especially for those that are self employed. We closed out on this jumbo loan last month in 7 days as part of a concurrent sale. These buyers were able to secure this Point Loma property while competing with multiple offers including cash, due to our guaranteed 7 day close. Fannie Mae and Freddie Mac, who guarantee the majority of mortgages made in the US, announced today that while they are aware of the NAR proposed settlement agreement, they will not be making any changes to their selling guide.

However they wanted to clarify that they will continue to allow sellers to credit buyers 2-9% of the purchase price towards their closing costs, depending on the loan scenario, as well as any other fees that are customarily paid for by the seller, such as buyer agent fees.

FHA and VA have not made their own announcements yet but it wouldn’t surprise me if they take a similar stance.��If you have any questions regarding the NAR Settlement and how it may relate to your real estate or lending situation, please don’t hesitate to reach out.
