The housing market is giving “limited edition” vibes recently 😎

From June 2025 to June 2026, the San Diego County single‑family housing market remained strong, with higher sales activity and continued price growth despite ongoing inventory constraints.

Home sales climbed to 1,622, up 17% from last year, signaling solid buyer demand across the county. Prices also moved higher, with the median sold price reaching $1.08M, up 7%, showing that well‑located and well‑priced homes continue to attract strong interest.

As we’ve seen in recent months, inventory remains tight, with active listings falling -17% to 3,320, limiting the number of homes available for buyers. Even with fewer listings, homes sold more quickly, as the median days on market dropped from 21 to 18, indicating that desirable properties are continuing to move at a healthy pace.

Financing conditions improved as well. The average mortgage rates declined to 6.49%, down from 6.77% a year ago.

Overall, the San Diego market feels active and competitive. Sales and prices are both trending upward, homes are selling faster, and inventory remains limited. While affordability continues to be a factor, lower mortgage rates and strong demand are helping keep the market moving at a steady pace.

Solar Transfer
• Seller notifies the solar company of the sale and provides buyer information.

Buyer Application
• Buyer contacts the solar company to complete the transfer process.

Escrow Notification
• Solar company information must be provided to escrow on Day 1.

Transfer Documents
• Escrow obtains the required transfer/UCC documents after buyer approval.

Solar Payoff
• If paying off the solar system through escrow, provide solar company information on Day 1 to order the payoff demand.
