Half of active listings in the Sacramento region have had a price drop, so sellers aren't quite up to speed. However, 46.5% of pendings had a reduction before getting into contract, so some sellers are clearly listening to the market (nice job). And this tells us that price drops work too!! Of course, 53.5% of pendings didn't need to reduce the price at all. Anyway, I hope this is helpful, and I wish you the very best this weekend.

Sellers, it's not 2021 any longer. I really want you to understand that so you can find success in today's market by having proper expectations. The truth is we still have an overpriced market, and I'd like to speak to that briefly. Here's a preview of September sales. This visual shows how each property sold compared to the original list price. Some sold above, but the majority sold below. This reflects overpriced properties that needed price drops to sell, but it's also about more pronounced cooling price trends in recent months. If you need numbers, 66% of sales so far have sold below the original price this month. Keep in mind it's normal at this time of year to see about 55% of sales going below the list price. Last year at this time only 28% of sales sold below because the market was on steroids. In short, we're a bit above normal right now, but so different than 2021.

NOTE: Stats relating to the original list price are poised to be more sensational right now because the market has been so overpriced.
