This one was a major change to the layout.

The original kitchen sat in the middle of the house and the floor underneath had started collapsing. Instead of just repairing it, I decided to rethink the entire flow of the home.

The kitchen was moved to the back of the house and rebuilt from scratch. That opened up the main living area and created a much more functional layout overall.

Same house. Completely different feel.
Projects like this remind me how much design and structure impact the way a home actually lives.

I do mortgages full time and invest on the side, so I’m always looking at projects through both lenses, financing and functionality.

East Side Full Rehab – Bathroom Reconfiguration

This one was a bigger structural change.

The house originally had one oversized bathroom. I cut the space in half, reframed it, and redesigned the layout to create a true primary bedroom with its own bathroom, plus a second bathroom positioned between the other bedrooms for guests and everyday use.

Same square footage. Completely different functionality.
It was also my first time building a pony wall in a shower.
Would I do it again? Probably not.

It complicated the glass work more than I expected, but that is part of the learning curve when you push yourself on more complex projects. It all worked out and looks great, and now I know.

These bathrooms ended up a little nicer than most homes in the immediate area. Some might say that is unnecessary for a rental.
For me, spending an extra $1 to 2k per bathroom on tile and finishes is worth it. I am not building for the cheapest rent possible. I am building for quality tenants and long term durability. I want the property to stay rented and stay competitive for years.

East Side Full Rehab – Exterior

This is another investment property I’ve worked on, and each one has gotten more complex.

I’ve lived in San Antonio for almost 10 years now. I enjoy working on homes part time and getting to know different areas of the city. My last project was near North Star Mall. This one is on the East Side.

One of the best parts of investing locally is meeting the businesses that keep these neighborhoods running. On this project I got to know places like Cobb Lumber and spent time at local spots like Coronella’s, Tank’s Pizza, Con Huevos, and The Ridge on the Hill. That community piece matters.
I do mortgages full time and invest on the side. DSCR, conventional, FHA, VA, one time close construction, assumptions, investor loans. I understand how to structure financing because it’s what I do every day, and I structure my own deals the same way.
