It felt a bit like the end of an era today as we had a garage sale of all the remaining misc items from our storage unit. It definitely looked like hardware store in front of my house as we sold off the remaining construction supplies and fixtures that were left over after 7 years of flipping houses. Also, holy moly, it's hot outside today!!! 🥵

Well, Flip #19 is finally finished and it’s the end of an era!

After 7 years of building a business with Gail Dempsey and Jim Dempsey to buy, renovate, and sell homes in and around San Antonio, we are hanging up our contractor hats. Jim & Gail are finally going to take full advantage of their retirement and I’m pivoting toward apartment investing and financial advising.

This project may not have gone as smoothly as we’d anticipated when we bought it last fall, but it is a beautiful home that we pray will be a blessing to whoever buys it.

Let's talk real numbers about the rental property I posted about on Friday.

When we bought it three and a half years ago, it was only 30% occupied, and of those occupants, one hadn't paid for months and was in the process of eviction, and the other was a relative of the owner and was only paying about 25% of market rent.

Now, it's regularly above 92% occupied and we were able to increase the monthly income from a measly $1300 when we bought it to approximately $8000 now. We have learned how to remove drug dealers and bedbugs (equally atrocious 😱), communicate with tenants to keep residents in their homes during a pandemic, and provide a safe and clean community for tenants. One of the best parts of this job has been hearing from tenants that we're the best landlords they've ever had. 🥰

You may have heard people say "own a rental property and collect passive income." Well, owning and operating a rental property is anything BUT passive. I've had the privilege of working with some fantastic real estate agents in my area. I'm learning so much about land and commercial properties lately, and can't wait to see what has in store for their future! Earlier this week we realized we were all sporting some Aggie colors! 👍
