Most Buyers Fall Into 1 of These 3 Levels - Here's How to Move Up
Fast

If you had to rate yourself on a scale of 1 to 10, how ready do you feel to buy a home? I’ve worked with hundreds of buyers, and I’ve noticed most people fall into one of these three stages when it comes to getting ready to buy.

Level 1 is “Curious but Clueless”

This means you’re dreaming about buying in the next few years, but have no idea where to start. You’re browsing Zillow listings in your area, but have no real clue what you can realistically afford or how much you need to have saved.

If this is you, don’t worry — this is where most people start.

Level 2: Prepping, but Not Pre-Approved

You’ve started saving, maybe paid down some debt, and you’re watching the market — but you haven’t talked to a loan officer yet.

This is the danger zone where people get stuck, overwhelmed, or miss out on the perfect home because they thought they were more prepared than they really are.

Level 3: Pre-Approved and Positioned for Success

You’ve reviewed your finances with a pro, know your budget, and are ready to move when the right home hits the market.

This is where you have leverage, confidence, and options. It’s also where offers get accepted.

No matter what level you're at — the goal is progress, not perfection. But the sooner you get to Level 3, the smoother your path to homeownership becomes.

Which level are you at right now? Be honest — and if you’re not sure, let connect and I’ll help you figure it out.

Think You've Missed Your Chance to Buy a Home?

Would you avoid investing in the stock market just because it's more expensive today than it was 10 years ago?

Of course not. You invest for the long term, knowing that over time, your returns will likely be high.

Well, real estate is no different. I know home prices feel high right now, but waiting to buy a home because of today's prices is like waiting to invest for the same reason.

So my advice is, if you know you want to own a home at some point in the future, don't let the short-term market scare you out of a long-term investment.

The best thing you can do to get ahead is to start planning early by talking with someone like me, who can help you figure out what steps you can take to make homeownership a reality for you in the next few years.

Think you need perfect credit and a giant down payment to buy a home? Nope. An FHA loan could help you get the keys with as little as 3.5% down, and way more flexibility than you think. Let’s talk about it.

How I Help Buyers with 580-660 Credit Scores Get Approved

I’ve closed hundreds of loans, and here's exactly how I get clients approved with scores below 660.

Here’s what most people don’t know:

On conventional loans, lower credit scores can get penalized hard.

But there’s a government-backed loan program called FHA that’s designed for buyers who don’t have perfect credit.

Because the loan is insured by the government, lenders can approve buyers with scores as low as 580 with less risk — which means the rate difference isn’t nearly as dramatic as people assume.

On FHA, the minimum down payment is just 3.5%.
On a $300,000 home, that’s $10,500 down.

Yes, there are closing costs — but you can often negotiate seller concessions to help cover them when your offer is structured correctly.

Here’s the part that really matters:
Waiting years to “fix” your credit could cost you more in rising home prices than the rate difference ever would.

FHA isn’t a shortcut. It’s a strategy.

If your credit is between 580 and 660 and you’re not sure whether you should wait or move forward, contact me for a free consultation.

I’ll tell you exactly where you stand — and what your smartest next move is. Follow for real mortgage advice that works even if your credit isn’t perfect.

Why "What's Your Rate?" is the WRONG question to start with!

The number one question I get from potential clients is, “What are your rates right now?” But honestly — that’s the wrong question to ask.

Here’s why: the rate you see online typically isn’t the rate you’ll actually get.

Rates change daily — even hourly — and they depend on your credit, down payment, loan type, and a dozen other factors most people never think about.

Two people could apply on the same day and get totally different rates — even with the same lender.

So if you’re only focused on interest rates, you might miss the bigger picture: what that rate actually costs you long-term, or what programs could help you lower it.

And the best lenders are the ones who won’t just give you a straight answer, but will work with you to answer this question instead: “How do I get the best rate available for my situation?”

If you want me to break down how to get your lowest possible rate based on your credit and goals — without guessing or Google rabbit holes — reach out for a free consultation.

I’ll show you exactly what you can do today to save thousands over the life of your loan.

It’s true that interest rates are higher right now than we’ve seen in the past few years. Now are today’s rates the highest we’ve ever seen? Not even close.

But I get it – when I talk to buyers right now, many are struggling to find a home they love that fits within a budget they can afford.

If that sounds like you, here's what I want you to know...

First of all, you’re not alone. As a loan officer who has been helping home buyers for many years, I know how frustrating it is to feel like you’re missing out or getting priced out of the market. It’s stressful.

But I want you to understand that while interest rates may be higher, that doesn’t mean homeownership is completely out of reach for you.

Here’s what I suggest:

Focus on Your Monthly Payment: Yes, interest rates play a role, but what matters most is your monthly payment. It's all about finding something you’re comfortable paying each month – not just obsessing over the rate.

Seller Concessions: If you’re worried about those high rates, a strategy worth considering is asking the seller for concessions. They can help buy down your rate, either temporarily or permanently, to make your payments more manageable

Don’t Wait for the Perfect Rate: If you’re holding out for rates to drop, you could be waiting for years. Buying a home that works for you now and refinancing later can often be a smarter move

It’s okay to feel frustrated by the market right now, but don’t give up on your dream of homeownership. If you’re unsure about your options, I’m here to help provide advice and guidance so you feel like you understand all of your options and are making the best choice for you.

Drop your questions below or reach out to me – I’m happy to help talk you through your options so you can decide what the best move is for you.

3 Steps You Can Take NOW to Prepare for Homeownership:

Step 1: Check Your Credit Score

Most loan programs want a score of 620 or higher — especially if you’re hoping for a better interest rate.

If your score is under 620, work with a loan officer to improve it by paying off credit card balances or disputing any errors on your report.

Step 2: Save for a Down Payment

Most people think they need 20% down, but there are loan programs that require as little as 3-3.5%, and some even offer down payment assistance.

Step 3: Take a look at your debt.

Your monthly debt costs are a key factor in getting pre-approved, so if you have high debt, I can share strategies for paying off high-interest credit cards or loans.

And if you’re feeling unsure about your credit, savings, or debt, reach out to a loan officer even if you don't feel ready to buy.

I'll help you create a plan and guide you through the process to help you become a homeowner faster.
