How’s its going vs how it started…

By refreshing the interior we were able to achieve &
$600 more in rent per month than when we took over this property. Every $600 a month adds about $125,000 to the property value. After only doing this to 10 units we’d add over $1,000,000 to the property value for a potential refinance or sale. Reach out about investing in cash flowing assets!

Economies of scale also applies to multiple properties in the same area! All three of these properties are 30 units or less and are managed by the same manager. Because of that we’re able to drive our management price down!

We are under contract for an off-market, 25 unit apartment complex in the booming Columbia, SC market!

We've been working the seller on this deal for a while now, and finally reached an agreement. We'll keep you posted on the complete refresh and business plan ex*****on.

Biggest lesson learned on this deal: remain persistent within your network, periodic emails, phone calls and text messages will go a long way as you run down off-market deals. Don't give up, you never know when someone else's timing and circumstances change.

We have sold our 14 Units in Tucson AZ. We purchased this for $970k with $220k down. We put $20k into renovations plus a lot of hard work getting a higher quality tenant in. 10 months later we closed on the sale for $1,325,000 and now we are executing a 1031 exchange of $527k.
