Massachusetts follows closely at $120,141. For families, Massachusetts leads the cost chart—a household there needs around $313,747 annually to sustain the same standard of comfort.

On the other end, states like West Virginia, Arkansas, and South Dakota offer much more affordable living. A single adult in West Virginia needs just under $81,000 per year, while two working adults with two children require approximately $195,353 to live comfortably.

This contrast clearly illustrates how living expenses and quality of life expectations can vastly vary across regions, shaping where people can stretch their income further and maintain financial ease.

45.2% of homeowners have lived in their home 15 years or more.

One in four have stayed 25 years or more.
Roughly one-third of homeowners are 65-plus.

About 70% of these households moved in before 2009, and roughly half before 2000.

These owners often have significant equity. A typical 2005 buyer saw roughly 90% value growth. The median existing-home sale price rose by $206,300 between June 2005 and June 2025.

Historically, this week offers the most favorable balance of market conditions for buyers. 

School calendars drive housing.

Spring → summer = peak moving season as families try to settle before the new year. Longer days + better weather = more showings.

In fall, those buyers step back: demand cools, listings linger, prices ease off peak, and days on market stretch.

If rates dip, activity could tick up. But higher inventory in many markets can absorb it, keeping conditions relatively friendly for late-season buyers.

3 years ago today James and I took this first picture for our social media page ( ) on top of the space needle in Vegas. We heard speak at mortgage mastermind… (think he was the 2nd or 3rd speaker) after hearing his masterclass… we left the event and didn’t come back… Went to our room and bought everything we needed to go all in on video and building out a brand. Who knew 3 years later we’d have funded over 125 million in loans solely focusing on video and personal branding.

From no social media content to speaking on stage soon at 🎯🤯 wow.

But we’re just getting started!
