This November, voters will consider a constitutional amendment that would exempt up to $250,000 of a home’s assessed value from property taxes. Supporters say it could deliver meaningful tax savings, while opponents point to an estimated $8+ billion impact on local government funding in the first year alone.

For home prices to crash, there would need to be a major surge in housing supply.

I don’t see that happening anytime soon. Many homeowners have built significant equity and are sitting on low fixed-rate mortgages, so there’s little pressure to sell.

My prediction for 30-year fixed mortgage rates:

📉 2027: 5.50%
📉 2028: 4.75%

Lower rates should help affordability and increase buyer activity, but without a meaningful rise in inventory, a widespread housing market crash seems unlikely.
