Here's a way to see what the bond market actually expects, without anyone having to guess.

The Federal Reserve sets a target range for short-term interest rates. Right now that range is 3.50% to 3.75%.

The 2-year Treasury — a government bond that matures in two years — closed last week at 4.19%.

That's higher than the Fed's own range. And the 2-year is the bond that tracks Fed policy most closely, so when it sits above the Fed's rate, it's telling you something specific: investors are putting real money behind the idea that rates stay here, or go up, rather than coming down soon.

There's supporting evidence. At the Fed's July meeting, three officials voted against the decision — and all three wanted rates to go *up*, not down.

Why this matters at the kitchen table: mortgage rates, car loans and credit card rates all take their cue from this part of the market. If you've been waiting for rates to fall before making a decision, the bond market currently isn't sharing that expectation.

The head of the Federal Reserve gave a speech on Friday, and one part of it will affect more households than the headlines suggested.

For most of the last fifteen years, the Fed told everyone roughly what it planned to do next. Economists called it "forward guidance." It's why you'd hear a news anchor say "the Fed is expected to cut twice this year" — that expectation came from the Fed itself.

The new Chair said Friday he intends to do less of that. His words: "Oversharing policy deliberations and overcommitting to future decisions can lead markets, businesses, and households astray."

What that means in plain terms: fewer previews. More waiting for the actual numbers.

If you're watching mortgage rates, car loan rates, or what your savings account pays, the practical effect is that the guessing gets harder and the actual data reports matter more. The inflation report and the jobs report become the thing to watch, not the commentary about them.

The Fed's next meeting is September 15–16.

We're raising another $200,000

We have 4 homes in Augusta Georgia that we can pick up for free, renovate, and put on land we acquire and sell each for $150,000-200,000.

We're starting investors out at a 50% equity waterfall after a 8% pref based on the principal balance.

You would be buying into the company that is taking ownership of each home and lot, one separate company per transaction.
