I was going to make this post a little longer, but decided to make it short and to the point. Please look at your homeowner's policy when you get your renewal! More and more companies are changing how they pay roof claims, especially on older roofs (10 - 15 years old). I have had customers of other insurance companies switch to me after a roof claim because they thought they were only going to pay their $1,500 deductible, only to find out they were responsible for paying the depreciation.

The other thing to look at is your deductible! Is it still the $1,000 or $1,500 you originally had? We have seen companies switch to a 1%, especially for wind/hail claims. This means a homeowner whose home is insured for $300,000 will have a $3,000 deductible. Again, some people don't find this out until they have a claim.

As we enter storm season, many people assume that in the event of a wind or hail claim to their roof, their insurance carrier will pay the entire cost (minus deductible) to replace it. Unfortunately that is not always true! The amount that insurance company will pay is determined by the roof loss settlement provision in the policy.

Let's say your roof cost $10,000 to replace and you have a $1500 deductible. If your policy pays replacement cost, you pay your deductible and the company pays the difference. A roof schedule it works a little different.

If you have the same $10,000 cost to replace your roof, but the roof is 15 years old, the company may only pay 55% of the cost to replace...and oh, you still have your $1500 deductible. That means the company will pay $4000, leaving the homeowner responsible for the remaining $6000.

This is not a new concept in the insurance industry, there are carriers who have been doing it for years. But, in the past few years more and more carriers are moving to a roof schedule. The good news is, depending on the age of your roof, you can buy back replacement cost.

Last week I became the agent for a friend of mine. They stayed with the same company they were with, just chose to have me as the agent. After seeing their policies and coverage for the first time I found an opportunity for them to add things to their policy like diminishing deductible, accident forgiveness and claims free cash back (just to name a few). The kicker is it would only change their premium by about $8/month. It was a no-brainer. They jumped on it and told me that it had been years since they heard from their agent.

I don't say this to toot my own horn, I say it for this reason.....You're insurance agent is going to get paid regardless of whether or not they talk to you during the year. During a 12 month period things can change, just look at how much has changed in our world since the beginning of this year.

I'm a firm believer that doesn't take a lot of time to just "check-in" with customers and see how things are going. My job is to make sure that your family is protected and is covered when the unexpected happens. I'm not doing my job well if I'm not reaching out to you.
