Sometimes to make something work you gotta be willing to start over. So we’re demo’ing a large garage, two apartments, and a bunch of storage units at our mobile home park in Peru, Indiana.

It could have been rehabbed into two rentable units and some additional usable space. The numbers didn’t pencil for rehab vs rents. So it’s gone.

And it’ll be replaced with two new homes that do pencil and give two tenants their own space and us higher rents.

It’s not cheap demo’ing a building. And in this case it’s worth it.

Buckle down! We had a strong storm come through where one of our parks is recently.

Immediate thoughts:
We hope everyone is ok
We hope everyone’s homes are ok
We hope there isn’t too much damage

Once the storm passed, we had vendors, contractors, and our onsite manager out talking to our residents, cleaning up, and fixing problems immediately.

That SHOULD be what happens. And too often it can be days before help is provided when a park isn’t run well.

Take care of the people first. The investment only benefits from that too.

Tree work starting on the park we just bought in Illinois. This should have been done years ago and it’s something we see with parks often.

Owners don’t have the funds or the desire to do the routine and needed work. So the park slips. The tenants become less satisfied. Things can spiral.

It’s why our first priority is to come in and take care of the safety issues immediately, then move quickly toward improvements that our tenants want and need.

It’s a process and we love doing it.
