Acquire Replacement Property First: In a reverse 1031 exchange, investors purchase the replacement property before selling their relinquished property.

Use Bridge Loan for Funding: A bridge loan provides short-term financing to cover the gap between acquiring the replacement property and selling the relinquished property. This allows investors to act quickly and secure the desired property. A purchase loan can be used for the new acquisition in conjunction with the bridge loan.
