🏡 MARKET UPDATE: Are Home Prices Really Falling?
You may have seen headlines saying that home prices are falling. But before we worry, let’s look at the bigger picture. 👀
There are some signs that the housing market is slowing down, but that doesn’t necessarily mean home values are dropping across the board.
The Fed is still focused on bringing inflation closer to its 2% goal. Inflation is improving in some areas, but it’s still a little higher than the Fed would like.
We also saw new-home sales slow down in July, and the median price of new homes decreased slightly. But there’s an important detail: more of the homes sold were in the lower $300,000–$399,999 price range. That change in the types of homes sold helped bring the median price down.
Meanwhile, other measures are showing that home prices are still holding up. 📈
For example, home prices increased 0.4% from May to June, and were up 2.7% over the past four months.
So, are home prices falling?
Not necessarily. The market is changing, but one month of data doesn't tell the whole story.
And even modest appreciation can make a difference. For example, a $500,000 home that increases 3% in value would gain about $15,000 in one year.
