🚨FHA Loans🚨

What is a FHA Loan?

A Federal Housing Administration loan is a type of government-backed mortgage loan that can allow you to buy a home with looser financial requirements. You may qualify for an FHA loan if you have debt or a lower credit score. You might even be able to get an FHA loan with a bankruptcy or other financial issue on your record.

To qualify for an FHA loan, you need a 3.5% down payment, 580 credit score, and 43% DTI ratio. An FHA loan is easier to get than a conventional mortgage. The FHA offers several types of home loans, including loans for home improvements.

Here are a few FHA options:
-Streamline Refinance
-Cash-Out Refinance
-203(k) Loan, and the list continues

There are downsides to an FHA Loan. Borrowers who take out these loans will likely face higher costs upfront and with every payment, and it could signal that they aren't ready for a mortgage. You'll also have to pay mortgage insurance, and FHA loans are less flexible than conventional loans.

🚨Conventional Loans🚨

What’s a Conventional Loan?

A conventional mortgage or conventional loan is a home buyer's loan that is not offered or secured by a government entity. It is available through or guaranteed by a private lender or the two government-sponsored enterprises—Fannie Mae and Freddie Mac.

Conventional mortgages typically have a fixed rate of interest, which means that the interest rate does not change throughout the life of the loan.

A down payment is needed for this loan. Though you can put as little as 3% down when you get a conventional loan, it’s recommended putting at least 10% down. 20% or more is your ideal conventional loan down payment because then you can avoid paying PMI!

There are additional requirements in order to be approved for this loan:

-Credit Score: In most cases, you’ll need a credit score of at least 620 to qualify for a conventional loan.

-Debt-to-income ratio: Your debt-to-income ratio (DTI) is a percentage that represents how much of your monthly income goes to pay off debts.

What is a USDA Loan?

A USDA loan is a home loan guaranteed by the United States Department of Agriculture. Being backed by the government allows USDA loans to have lower interest rates and lower down payment requirements than conventional loans.

Since USDA loans are intended to assist those in more rural areas, they are not eligible in most urban and suburban areas.

Below are some benefits of the USDA loan:

As we get to our final co-founder, 𝘿𝙄𝙊𝙉𝙏𝘼] we get a little insight into the path that led him here.

Dionta's passion for interior design started at a young age. He first became interested when he helped his mother remodel her first home by building walk in closets, putting flooring in, and installing new counter tops in the kitchen. Dionta also gained experience when he took on the task of framing and finishing the basement in his first home as well as in the homes of some of his friends and family. People who have the pleasure of seeing his work have nothing but good things to say.

When Dionta discovered his passion for Interior design, he chose to further his education in the field by enrolling in The Art Institute of Washington in 2014. During his time in school, he gained knowledge in space planning, lighting, building codes, and many other things. He graduated early with a bachelor's in interior design. Following his graduation from school, he continued to perfect his craft as well as gain more knowledge and skills.

Dionta always knew that one day he would be able to follow his dream and flip houses. During a casual conversation he realized two of his friends shared a similar passion. At that moment, Dionta chose to take his 10+ years of experience and join forces with his two friends in creating HGD investments.

Following our previous post from co-founder King] we move onto fellow co-founder,

The first born of immigrant parents who came to the United States with ambitious goals of providing greater opportunities for their children. Gregory’s parents instilled the values of getting an education, working hard, doing things the right way the first time and honoring your word. These values and the belief that he is destined for a greater purpose harnessed Gregory’s passion and resilience on making his dreams become a reality.

Gregory has over 14 years’ experience in the real estate and mortgage industry. One of his early roles was in Compliance and Risk Management where he successfully managed the challenges following the recession of 2007. Through this he learned about market volatility and how to mitigate risk.

Gregory always had the dream of becoming a real estate investor. This goal was realized through short- and long-term real estate ventures. He learned how to generate income after successful acquisitions of condos, multi-family properties and structure rehabilitation. This led to him being a co-founder and partner of HGD Investments. Gregory intends to expand his reach and share his knowledge to others that are also willing to achieve their dreams.

🚨Personal Relationship vs Business Relationship🚨

Have you thought about becoming partners with friends/family? Are you currently working with friends/family? Do you recommend working with friends/family?

These are all viable questions you need to ask yourself before starting a partnership! HGD investments founders had to ask themselves those same questions!

Over the course of the past decade Hubert has turned his passion for real estate investing from a dream into a reality. While working as an Account Executive for a major corporation and running his own non-profit he spent a lot of time coming up with a plan to expand into the real estate industry.

He got started by purchasing his first home in Baltimore City as an investment property. He later turned his home into a rental property while acquiring other properties to add to his growing portfolio.
Hubert spent the latter half of his 20’s residing in Baltimore City. This is where he started to build and develop his skills within the real estate industry.

Hubert has always been a “numbers guy” so naturally he was initially drawn to learning all about the specifics on the financial side of the industry. Having over 7 years in the financial industry he was able to apply his existing knowledge to help develop his understanding of how things work within real estate.

Once he was able to master that component, he was ready to diversify into wholesaling and flipping homes while continuing to maintain some of the other properties in his portfolio. With years of experience investing across the real estate spectrum, Huber finally decided to make his dream official by partnering with other like-minded entrepreneurs to start their own real estate investment firm. Now that he’s living his dream, he wants to share his knowledge and expertise to help others achieve their real estate goals and establish their legacy.

In real estate, a seller's market occurs when there are more interested home buyers than available properties on the market. 🏡

In other words, the demand exceeds the supply, putting sellers at an advantage. An influx of buyers to a certain area or a decrease in the number of homes for sale could create a seller's market. 📈

Covid has allowed us to live in this dynamic for over a year now. The market for real estate was at an all time high and many were able to capitalize on the spike.

Today we're giving insight from
on how to lease your car to
your corporation or company.

Although there are multiple factors with this
approach, tax breaks tend to be the most
favored.

If you're leasing a car for business, you can
take advantage of the IRS's Section 179
deduction, which allows you to take an
immediate deduction for business expenses
related to depreciable assets such as
equipment and vehicles. To qualify, a
business vehicle must be used for business
purposes more than 50% of the time.

4 important items are needed:

1. Leasing comps for your make and model
2. Leasing agreement
3. Know exactly how much your monthly
payment will be
4. Finally, know what your lease terms are
