Ran across a stat this week that I think is worth passing along to my Realtor friends.

Nationally, 20.4% of listings had a price reduction in August.

Here in the New Yorkโ€“Newarkโ€“Jersey City metro?
Just 10.2%. Less than half the national rate.

Inventory is creeping up too โ€” active listings are up 3.2% year over year โ€” but "creeping" is the right word. We're nowhere close to a flood of new supply.

Here's why this matters for you this week: your clients are reading the same national headlines you are. If a seller asks whether everyone's cutting their price, or a buyer assumes there's suddenly a lot more room to negotiate, this is exactly the kind of local number that resets the conversation.

Real estate is local, and it shows up in the data every single time.

This week's Focus Friday term: Attorney Review Period.

In New Jersey, this is the typically 3-business-day window after a contract is signed where either party's attorney can cancel, modify, or approve the deal โ€” no penalty involved.

Here's a tip worth passing to your buyers: title work doesn't have to wait for review to end.

Ordering the title search in parallel with attorney review keeps the whole transaction moving instead of stacking delays on top of each other.

Here's a gap almost nobody knows about until it's too late.

If you get a mortgage, your lender requires a title policy โ€” but it protects the LENDER, not you. It covers their loan amount, not your equity. If a title problem surfaces after closing, that policy pays
the bank first.

Your protection is a completely separate policy: the owner's title policy. One-time cost, lifetime coverage, and it protects what you actually own.

Ask for it by name. Don't assume the lender's policy has you covered โ€” because it doesn't.

Always call to verify, using a phone number you already have, not one provided in the email. Making this part of your standard closing conversation protects your clients and your transaction.

Buyers assume a brand-new house has no title history. It's never been sold before โ€” what could go wrong?

A lot, actually. New construction still needs title insurance, because the risk was never the house โ€” it's the land, and everyone who touched it before the buyer did. Unpaid contractors can file mechanic's liens. Developers can have financing disputes. Boundary lines can be wrong.

A brand-new house can carry old problems from the dirt underneath it. New construction gets a full title search too โ€” every time, no exceptions.

Your Sunday morning NJ market snapshot. This week's headline comes from Realtor.com: "The Game Is Over," describing how sellers nationwide are finally facing reality and pricing more competitively after a slow year.

New Jersey tells a different story. Statewide, 48.3% of homes are still selling above list price, and only 12.8% saw a price cut โ€” barely up from a year ago. The average sale-to-list ratio remains at 101.2%, and the median time on market is just 41 days, down 3 days year over year.

Nationally, sellers are adjusting to meet buyers. Here in NJ, pricing power is still firmly in their hands. Whatever your Sunday showings bring this week, Foundation Title is ready when your deal is.

Each week we'll spotlight something worth knowing in the NJ real estate world โ€” starting with a county deep-dive.

This week: Morris County.

The average home value sits at $696,000, up 4.4% year over year, with homes going to pending in just 13 days on average.

In a market moving this fast, title can't be an afterthought โ€” ordering the search the moment you're under contract is the only way to keep a 13-day timeline realistic.

"Wait, who pays for that?" โ€” one of the most common closing-day questions. Here's the New Jersey default:

Sellers typically cover: the realty transfer fee, their own attorney. Buyers typically cover: their own attorney, the lender's title policy, recording fees.

One recent change worth knowing: buyers no longer pay the Mansion Tax on sales over $1 million โ€” that shifted to sellers last year.

Owner's title insurance is negotiable and often paid by the buyer, purely for their own protection. And remember โ€” none of this is fixed.

Contracts can shift who pays what. Knowing the default just means nobody's caught off guard.

Redfin has officially named Northern New Jersey one of the ๐Ÿ”ฅhottest housing markets in the country for 2026, driven largely by return-to-office mandates pulling buyers back toward NYC proximity.

In Bergen County specifically, the ๐Ÿ single-family median price has climbed to $880,000, an ๐Ÿ“ˆ11.6% increase. Worth bringing into your next CMA or listing conversation if you're working that area.
