So I've been in the mortgage industry for over 30 years. The vast majority of that time was spent on the wholesale side of the equation. If you're not familiar with that, we would call on other mortgage companies to get them to use our programs and money.

While most retail loan officers are dealing with maybe a couple of hundred mortgage loans a year. I was looking at several thousand mortgage loans a year, so I was able to compress that learning time very quickly and I've seen just about everything that's out there I've also spent quite a bit of time on the commercial side of things so I am well versed in commercial and residential lending.

My partner Wendy Sweet is a 30-plus year real estate broker, as well as she has been in the mortgage industry for 20-plus years as well.

Jonathan, our third partner, Jonathan Davis, has a background in mathematics. He is more on the commercial side than the rest of us, but he is also the one that helps the company with their secondary marketing, which means we also sell off blocks of our loans, uh, to other financial organizations who would also like to get a yield that helps us recapitalize our fund to make new loans with, and he's been in that business for quite some time as well.

We do sell loans to individuals. I do not like to sell loans to individuals. I would prefer to sell our loans to institutions. I'd rather that individual invest in our fund because listen, there's nothing wrong with owning a loan, but it's like owning a rental property. You really need to have 10 or 20 rental properties because you're always going to have a stinker and you don't want it to be the one house or the one loan that you have.

You need to have more diversification, and when you're selling an individual loan to an individual person, they don't have that diversification. I'd rather sell to institutional lenders because they buy blocks of loans, they have a lot of diversity involved in that.

The number one reason people invest with Carolina Capital Reserve Fund is because they have the security of knowing that they're in a nice, safe position.

I mean, it's not treasury bill safe because it's not nothing to guarantee, but it's almost as close as a guarantee that you're not going to lose any principal and you're certainly going to make some money along the way for a long haul.

Anytime you're in a fund, keep in mind, it's a three to five, seven-year plan. You don't invest in any fund if you’re only going to put your money in for a short period of time. They just don't work that way. You have to take a long-term goal, but it's extremely passive.

We're very communicative. We have three separate third-party eyes on the books at all times. We have a fund admin company that reconciles our books monthly with our accounting team. We have a separate CPA firm that does our tax returns, and then we have an additional separate CPA firm that does our annual audits. Our core belief is that we're going to be steady and make conservative decisions on our lending, and we're going to stick with properties that are very liquid and easy to move.

That's why people invest with us. They have that security in knowing that principal is going to stay there and that, they're going to get a good, decent return over the period. The fund has never lost money. Our average since inception in October of 2014 is our expected returns, what we publish is right in the middle.

Carolina Capital Reserve Fund: Fund Lends 70% - Real Estate Investing Fund

As a lender, we get an appraisal on every property that is not only in as-is value but also has a subject-to-completion value. So we're doing our best to figure out what that future value is going to be. Again, we can't control the future, but we're doing the best we can with the information that we have.

We lend no more than 70% of the value, and that would be on a single family. Commercial it's more in the 60% range. We have a lot of cushions. Even if we do have to take them back, the likelihood of a loss is pretty low. Doesn't mean there can be, but the likelihood is pretty low.

We only lend to legal entities. We pull credit reports on all the principals. We have to have a 670 credit score. We do criminal background checks on all the principals as well. We require, um, the borrowing entity to have a minimum of six months' worth of payments in the bank. Because, number one, and this is not their down payment, this is in addition to their down payment.

We understand that things change and that no one has x-ray vision, so if you're taking a wall out and something's back there that you didn't know about, you need to be able to overcome those obstacles. And as the real estate business has slowed and changed a bit recently, uh, all of the comps that we use on the single-family side are within 90 days, not your typical six months.

So we're trying to keep up with the values as they change, as quickly as possible.

How To Not Make Bad Decisions As An Investor

Even with the best knowledge at hand, people make poor decisions, but you can only operate with the information that you have.

The best way to keep from making poor real estate investing decisions is to either have a mentor or invest alongside people who have been doing it for a living for a while.

They've seen almost everything you should learn from their mistakes, not make those mistakes. They've already been there. They've already done that. Just make sure you have a good mentor or you're investing in, a fund with a manager that has been in that industry for quite some time and knows what to look for.

Even when things change, and markets change there are things that are outside of your control, but a good manager is going to mitigate anything that's in their control within their knowledge base at the time. And that's really all you can hope for in life to control what you can control and not worry about stuff outside of your control because you can't control it anyway.

Crypto Stocks vs. the Carolina Capital Reserve Fund

Well, if you're comparing it to crypto or the stock market, when you invest in the stock market, you're investing in a company, a company's promise is to make a profit.

So you have no tangible asset backing it up. That doesn't mean that it's too risky. You get into the larger cap, stocks, which would be your household products, Procter and Gamble.

Numerous others that are almost utility-type people, companies are going to be big and going to be around for a while. They're not going to go up in value very much. They're not going to go down in value very much. So if you're buying it as an equity position, you don't have a whole lot of upside.

If they're paying dividends, that's kind of what you're looking for. On the crypto side of things, I'm still not sold. I want to, and it might be great for some people in my mind. I want to invest my money into something that is a tangible, hard asset. I would much rather invest in gold than crypto.

At least I can use gold. If everything goes to hell in a hand cart, I can at least use gold as a source of money. It's a currency. You can't do that with crypto. If you don't have electricity, how do you know, how do you get to your crypto?
