Market Volatility: In the last week mortgage interest rates have changed multiple times during a SINGLE day!

What can I do to assist your buyers?

· Because I subscribe to live bond service I can see the changes happening in real time. I know it doesn’t sound like a lot, but we have 5 minutes between a selloff and repricing. Enough time to lock if we know that we are ratifying.

· GRA has overnight rate locks for conforming loans. So, if you ratify at 9pm, let us know! We can offer your buyer the option of locking on that day’s closing rate sheet vs waiting until the next morning.

· GRA allows rate renegotiation. If rates drop significantly prior to going to “docs” (0.125%+ for conforming and 0.250%+ for most non-conforming), we can renegotiate and grab that lower rate.

What about buyers that are at their limit?

I hear from many realtors and lenders that these buyers just won’t be able to buy and will be out of the market if rates go up. You may have spent months or years with these buyers and they still want a home. I would not be so quick to give up. There are a number of options available.
