I had a very interesting question about how homeowners’ insurance covers swimming pools this past week. Obviously not everyone has a pool, but I’ll bet you have family, friends or clients who do, so let’s take a look.
Damage to a pool - First, just like your home, your pool is covered by most risks that could affect the pool. If a tree falls and damages the pool, your policy will likely cover the damage. Fire, hail, tornado, etc.? Same. However, if you fail to maintain the pool or let standing water freeze in the winter – your policy most likely will NOT cover the damage. FYI!!
Coverage Types - Permanently installed above-ground and in-ground pools are generally covered by a section of your policy called Other Structures. Indoor pools (should you be so lucky) are actually part of the home and covered by the Dwelling section of your policy! But any other “removable” type pool or structure is likely to be considered Personal Property. Each company treats these a bit differently, so make sure to really understand how yours works if you don’t know. We can help you too!
Liability - As you would guess, pool owners are big targets for liability issues – even from people who weren’t invited over to swim! The Liability section of a homeowners’ policy covers guests who could possibly sue you for negligence, even if you were not at fault!
Insurers are always asking for proof of fencing around the pool and other safety issues. Diving boards, slides, etc. add extra “caution” to insurers these days. Man, lawyers are no fun ☹! Which is why we recommend pool owners carry full liability on their homes PLUS $1mm of Umbrella coverage too, at a minimum.
